Notable deals included a $15-million ground-lease buy of two Chick-fil-As

At the close of 2023, the SRS Capital Markets team, led by co-founders and managing principals Matthew Mousavi and Patrick Luther, closed $2 billion in transactions, with over 500 properties sold in more than 30 states.

Notable transactions included the ground-lease acquisition of two Chick-fil-A assets totaling approximately $15 million located in California’s Palm Desert and Mission Viejo. The blended closing cap rate was 3.83%, marking the lowest cap rates for Chick-fil-A-occupied properties sold year-to-date in the Western U.S.

The team also handled the $6.875-million record-breaking sale of a 34,199-square-foot single-tenant retail property in Buena Park, CA; at 4.92%. The sale broke the record for the lowest reported cap rate for a single-tenant grocery/supermarket property sold in California in 2023. Another notable deal focused on the ground-lease sale of a 185,682-square-foot property in Linden, NJ, occupied by Walmart. The sale was part of a larger break-up strategy for eight parcels of Legacy Square, which, when completed, will be valued at more than $86.5 million.
