Northern to Develop Spec Industrial Facility in Joliet

Real estate developer and general contractor Northern Builders plans to develop a 183,300-square-foot speculative industrial facility at Cherry Hill Business Park in Joliet, Illinois. The property will feature a clear height of 32’, 208 car parking stalls, 21 fully equipped dock positions (expandable to 36), 45 trailer parking positions, 2,000 amps of power, and two drive-in doors.

Cushman & Wakefield’s Jason West, Sean Henrick and Ryan Klink will lead the leasing efforts on behalf of Northern. ”With demand proving to be resilient in the I-80 corridor and less than 75,000 square feet of Class-A space remaining for lease in our existing CHBP portfolio, it was evident that we needed to maintain a speed-to-market advantage heading into 2025,” said Matthias Trizna, VP of Development and Sales for Northern.

The news of the proposed facility comes after Northern announced two new build-to-suit projects at Cherry Hill Business Park with Agile Cold Storage and Forge Trucking Centers. Both projects have since broken ground and are scheduled for completion in the first half of 2025.
