Northern Builders Inks Two Chicagoland Build-To-Suit Developments

Real estate developer and general contractor Northern Builders has executed two separate build-to-suit for sale agreements with Agile Cold Storage and Illinois Truck Group (ITG) at Cherry Hill Business Park.

Agile Cold Storage was represented by Noel Liston and Matt Lee of Core Industrial, while Jeff Provenza and Todd Hendricks of Lee & Associates represented ITG. Northern will serve as developer and general contractor in both transactions and was represented by Cushman & Wakefield’s Jason West, Sean Henrick and Ryan Klink.

Agile’s cold-storage facility will total 202,759 square feet on nearly 24 acres, with expansion capabilities for an additional 150,000 square feet. ITG will utilize its 33,180-square-foot build-to-suit as a truck maintenance and dealership facility.

“With its proximity to multiple intermodals, strong labor base and I-80 access, Cherry Hill Business Park continues to be one of the most preeminent business parks in suburban Chicago for cold storage distribution, manufacturing and processing facilities,” said Matthias Trizna, VP of development and sales for Northern.
