Zscaler Inks 301K-SF Sublease in Santa Clara

Newmark represented cybersecurity firm Zscaler in a new 301,163-square-foot headquarters sublease at 4301 and 4401 Great America Pkwy. in Santa Clara. The space was intended to serve as a South Bay hub for Airbnb, which leased it in 2020 but never occupied it, SFGate reported.

The transaction is reportedly the largest leasing deal in the South Bay since 2023. Newmark vice chairman Mike Saign and senior managing director Rich Hoyt led the interdisciplinary team that advised Zscaler. The new global headquarters is set to open in summer 2026, with the sublease running through 2032, reported SFGate.

“We are honored to continue our longstanding partnership with Zscaler to support their continued growth with this important project,” said Saign. “The location underscores Zscaler’s strategic vision to remain at the forefront of the cybersecurity industry while fostering a collaborative and innovative environment for its employees.”

The campus encompasses twin buildings of about 150,000 square feet each.
