Zenith IOS Acquires Two Chicago Industrial Properties

Zenith Industrial Outdoor Storage has acquired two industrial properties in Chicago located at 9809 Industrial Drive and 1400 Powis Road.

Ikey Betesh of Meridian Capital Group as well as Frank Melchert and Stevan Arandjelovic of Cawley sourced these two acquisitions for Zenith. The transactions closed in August and September 2025, respectively, and represent Zenith’s continued focus on investing in premier Midwest manufacturing markets.

“Chicago’s industrial market continues to exhibit robust demand dynamics that support the Zenith investment thesis,” said Vinh Thai, Senior Vice President of Investments at Zenith. “The strategic location of these two assets, specifically their proximity to major intermodal terminals and interstate highways, positions us to capitalize on continued demand growth.”

Zenith also recently completed a new, state-of-the-art cold storage build-to-suit for Kemps, a farmer-owned brand of Dairy Farmers of America in Minneapolis. In conjunction with Bainey & Co. as the general contractor, Zenith converted the property into a 40,000-square-foot cold storage and dairy distribution hub.
