Fulshear Lakes announces first deal with XOM to develop mixed use project

XAG Group Building Fulshear Lakes Mixed-Use Project

XAG Group has closed on 25 acres fronting FM 1093 in Fulshear Lakes to construct a retail center in the new Fort Bend County master-planned community.

The first phase (6 acres) is anticipated to include a retail center with approximately 45,000 square feet. The center will be home to a mix of restaurants, banks, schooling facilities and service-oriented businesses. XAG estimates the center will open in the fourth quarter of 2025.

The project’s second phase (12.5 acres) will bring additional mixed-use scale to the overall master-planned community. Once completed, the development’s estimated valuation will be approximately $125 million. First Financial Bank is serving as financing partner to XAG Group

Approximately 48 acres of Fulshear Lakes’ nearly 558 acres are reserved for mixed-use development, including retail, dining and other offerings. XAG’s retail and mixed-use represent the initial development of this reserved area.

Fulshear Lakes is anticipated to have more than 1,400 single homes at build-out.
