Workbox Signs Lease, Iron Galaxy Expands Space at The National
Transwestern Real Estate Services (TRS) signed both a new lease and a large lease expansion at 125 South Clark Street, the 600,830-square-foot building known as The National.
Workbox, a Chicago-based co-working firm, has signed a 29,033-square-foot lease and plans to open its new space in January 2024. And Iron Galaxy Studios, a national video game studio headquartered in Chicago, expanded its 32,865-square-foot lease to 48,156 square feet—a 32 percent footprint increase.
TRS’ Senior Associate John Nelson, Senior Vice President Kathleen Bertrand, and Executive Vice President Eric Myers represented building ownership Commerz Real in lease negotiations. Workbox was represented by Avison Young’s Michael Kloppenburg and Corey Siegrist. Jim Rose of JLL managed negotiations on behalf of Iron Galaxy.
The National features a fitness center, a lounge with a bar, collaborative seating, an outdoor terrace and a 24,000-square-foot food hall. The designated landmark building was built in 1907 and has attracted other recent tenants, including SpotHero and Total Quality Logistics.
