Work Underway on $250M Sherman Project Across From Texas Instruments

Cope Equities has wrapped up site work on a proposed 53-acre mixed-use development in Sherman. The project is across from the Texas Instruments semiconductor plant, which recently announced a $30 billion expansion. Cope purchased the land in 2022.

On its website, the company says the project, to be called Jamestown Square, is valued at $250 million and will include about 21 acres of single-family homes, 12 acres of apartments, 6 acres of townhomes and 15 acres of commercial space.

The Austin Business Journal reports Cope Equities began work on a 174-unit apartment complex, which is expected to be completed within 18 months. Additionally, Cope has received a letter of intent from a hotel developer and is in talks with gas stations, coffee shops, fast-food restaurants and other retailers for the project’s frontage along U.S. 75.
