Work Begins on 665K-SF San Marcos Warehouse Venture

Ledo Capital Group and St. Clair Commercial Real Estate broke ground on Phase One of San Marcos Business Park, a master-planned, three-building, 665,760-square-foot industrial development in San Marcos, Texas. 

Phase One will deliver Building C, a 377,300-square-foot facility featuring a fully secure 185-foot truck court with 104 trailer stalls, heavy power, and 3,485 square feet of speculative office space. It’s located on a 45-acre site just north of River Ridge Parkway and the Blanco River. 

Future phases include Building A, a 204,460-square-foot facility and Building B, an 84,000-square-foot facility. Together, the three-building park offers flexible lease or sale opportunities. Sam Owen, Kevin Cosgrove, and Luke Watson from Stream Realty Partners will lead the leasing efforts on behalf of ownership. Stream is also marketing build-to-suit opportunities.

The project team includes general contractor ARCO/Murray. Phase One is scheduled for completion in the second quarter of 2026, and leasing is underway.
