Woodmont, Sagard Complete 200K+ SF NJ Industrial Facility Improvement 

Woodmont Industrial Partners (Woodmont) and Sagard Real Estate have completed a multi-million-dollar, dual-stage capital improvement program at 461 Ridge Road, South Brunswick, New Jersey. The first stage included upgrades to the 145,000-square-foot facility, such as a new ESFR system, LED lighting, office appendages, new dock doors, and full packages. The second stage added a 65,000-square-foot expansion, creating a 210,000-square-foot Class A industrial space. 

“With access to 33% of the U.S. population within a 24-hour drive time, New Jersey’s Exit 8A submarket continues to be a prime location for tenants across industries, from big box retailers like Home Depot, Amazon and Costco, to specialized uses, such as biotech and pharmaceutical companies,” said Anthony Amadeo, executive vice president of Woodmont.  

This project marks the fourth collaboration between Woodmont and Sagard, alongside others in Franklin Township, Rahway, and Woodbridge. Woodmont continues to expand, with projects across the Northeast and South, including a renovation in Lyndhurst, NJ, and a new warehouse development on Staten Island set for June 2024.
