Woodmont, Brookfield Break Ground on Industrial Near I-78

Woodmont Industrial Partners, in partnership with Brookfield Properties, has broken ground on a new industrial project, Alpha 78 Logistics Center at Edge Road in Alpha, NJ. Plans call for the construction of a 450,000-square-foot Class A industrial facility on the 33.67-acre site, which Woodmont sold to Brookfield in June. CBRE’s Brian Fiumara and Brad Ruppel represented both parties in the transaction.

Upon completion, projected for the third quarter of 2025, the cross-dock facility near Route 22 and Interstate 78 will feature a 36’ clear height, 118 dock doors with four drive-ins, 6,000 square feet of office space, 89 truck/trailer parking spots and 230 spaces for cars. CBRE’s Jake Terkanian, Sean Bleiler and John La Prise will handle leasing

“As the flight to quality persists in New Jersey’s industrial market, Woodmont is committed to delivering facilities that support successful operations and growth while meeting the evolving needs of tenants,” said Anthony Amadeo, EVP of Woodmont. “We couldn’t be more excited to kick off our relationship with Brookfield on this transaction.”
