Women in Real Estate 2019: JLL’s Sharon Wortmann Structures ‘Win-Wins’ for Land Owners, Developers

Among her recent assignments was helping structure a joint venture between a land holder and a potential development partner via a structured loan recapitalization of the land value which allowed: 1) the land holder to monetize some of its holdings while deferring tax liability on the recapitalization and 2) provided the developer with a right of first refusal to acquire and develop the land at a later date. She saw an opportunity to approach a well-capitalized, national developer who recognized the opportunity to lend on a property’s value during the entitlement phase rather than forcing an immediate sale, which resulted in a win-win for both the land owner and the developer.
These are just a few of the reasons we chose Wortmann as one of the 2019 Women in Real Estate Award winners. She was a member of the JLL team involved in executing one of the Inland Empire’s largest non-portfolio sales ever, when Bridge Development Partners, LLC acquired the Fourth Street Distribution Center, a more than 1.4-million-square-foot facility in Rancho Cucamonga, CA from Big Lots, Inc. for $191-million.
Wortmann actively mentors young women, as well as young men, and has been instrumental in developing more networking groups and activities for women in commercial real estate. She serves on JLL’s National Women’s Steering Committee, and is a member of CREW, and NAIOP.
