With Limited Class-A Options, Interest Amps Up for Brea Industrial

Auto parts manufacturer Amp Research recently signed a lease for 104,915 square feet of industrial space at 3172 Nasa St. in Brea, CA. Amp Research will use the space to expand operations for its West Coast distribution center. The company is moving from a location in Tustin.

JLL’s Steve Wagner and Zach Niles represented the landlord, CheckerProp, in the lease. Amp Research was represented by John Collins of Lee & Associates.

“We had tremendous interest in this space as there are very few class-A options available in Orange County,” said Steve Wagner, JLL managing director. “Amp Research was attracted to the property’s modern design, 32-foot minimum warehouse clearance, eye-catching office improvements, large/secured concrete truck court and ability to expand in the building in the future. While the Orange County industrial market had very strong fundamentals pre-COVID, demand for space in this region continue to grow from e-commerce, manufacturers and numerous other industries.”
