Willow Park Gearing Up for Massive Project
A one-time Hereford cattle ranch may soon become the state’s next mega-mixed-use project. Beall Investments paid $100 million for 317 acres near the small town of Willow Park. The city, 20 miles west of Fort Worth, is trying to put things in order so it can start planning for what may become a $500 million development. The plans call for a mixed-use project that should include houses, apartments, light industrial buildings and more, on the southwest corner of I-20 and FM 1187.
The acreage is one chunk of the 2,000-acre Dean Ranch.
On the site, Beall plans a mixed-use development with 135.2 acres of commercial space, 91.7 acres of multifamily, 35.3 acres of houses and 55.5 acres of light industrial along with parks, trails and green space.
The Dallas Business Journal reports infrastructure would cost $57.8 million across three phases. The city is also seeking to create a tax increment reinvestment zone, which could funnel some tax revenue from property value increases back to the developer for 40 years.
Willow Park has a population of about 6,630, according to the U.S. Census Bureau.
