Whittier’s Friendly Hills Marketplace Trades for $40M
Oppidan, Inc. sold the newly-constructed Friendly Hills Marketplace in Whittier, CA for $40 million to Golden Capital Whittier, LLC. The 100%-leased power center includes such national and regional credit tenants as Orchard Supply Hardware, HomeGoods, ULTA Beauty and Skechers.
Built in 2017, Friendly Hills Marketplace is an 89,826-square-foot shopping center situated on 7.7 acres of land at 15311 Whittier Blvd.
The buyer, a Vietnamese-based private investor, was represented by Reeco’s Daniel Shaunt. CBRE’s Philip Voorhees, Kirk Brummer, James Tyrrell, Megan Wood, Preston Fetrow and Jim Leary represented the Minneapolis-based seller.
CBRE’s Bruce Francis and Shaun Moothart arranged the buyer’s financing through a life insurance company with a rate in the high 3% range, fixed for 15 years.
