What’s the “Buzz” About Hive?

There’s been a great deal of excitement around The Hive – especially since it will be the new home of the LA Chargers HQ and training facility. The developer/owner SteelWave is currently mid-construction on the amenities, with completion slated in June. Connect Media asked NGKF’s Jay Nugent, who’s part of Hive ‘s leasing team, to share what the “buzz” is all about at the Hive.

Q: What is Hive all about? 

A: Hive, located at 3333 Susan St. in Costa Mesa, CA, is a 190,000-square-foot indoor/outdoor creative office campus that has been redesigned for the way people work today. The property was originally built by Emulex in 2007 for its corporate headquarters. It was acquired by SteelWave in 2015, who then rebranded the property as Hive.

They have now re-imagined it by designing an inspiring, amenity-rich environment that includes striking architecture, a beautiful and restorative landscape, and amenities that encourage spirit of community and a commitment to well-being.

Some of the popular amenities that Steelwave has brought to Hive include the addition of an upscale café on site, an organic coffee and tea bar by The Lost Bean, and a unique outdoor “barn” workspace. Hive also offers a mix of elements for creative work cultures, including a state-of-the-art conference center for client presentations or team-building programs. This space also features overhead roll-up doors for access to attractive courtyards.

Q: How is Hive serving as a catalyst for change in the area and what’s the market response been?

A: Hive is part of a larger invigoration that is occurring in this neighborhood. The area is home to the successful SoCo Collection, located less than a mile to the west, along with Vans, who is moving their headquarters in down the street. These changes have encouraged an influx of a new generation of tenants. Hive meets this new demand by delivering innovative office space for companies looking for a fresh take on the Southern California workplace. There has been almost 130,000 square feet of leasing completed to date, while the campus is undergoing construction. We’re very excited that this redevelopment is answering an unsatisfied demand in the market.

Q: Who are some of the tenants and what’s attracted them to Hive?

A: We’ve attracted diverse industries, all of whom have been attracted to our project’s creative vision. One of the most notable tenants is the LA Chargers, who leased an entire building at the project, and are constructing a practice facility on adjacent land. Landing an NFL franchise in the heart of Orange County is a tremendous accomplishment for Hive. We’ve also added Agility Fuel Solutions, an innovator in the alternative fuels space, and Coding Dojo, a training camp for software coders.
