Westside Capital Acquires Tampa Apartment Community for $30M
Real estate investment holding firm Westside Capital Group has acquired Watermans Crossing, a 337-unit apartment community in the Wellswood submarket of Tampa. The sales price was $29.5 million.
Located at 4515 N. Rome Ave., the property sits on more than 13 acres and consists of 20 three-story buildings. At the time of sale, the community was 92% occupied. Community amenities include a large resident clubhouse, three swimming pools, a sports court, a playground and a private boat ramp.
Luis Elorza, Brad Capas, Robert Given and Michael Mulkern of Cushman & Wakefield represented the seller, Texas-based Atlantic Housing Foundation, in the transaction. Miami-based Westside Capital Group now owns two multifamily properties in Tampa’s Wellswood neighborhood and approximately $100 million of assets within the greater Tampa MSA. The firm plans on rebranding the property to Westshore Crossing.
Additionally, Charles Foschini and Chris Apone of Berkadia’s Miami office arranged $26.2 million in acquisition financing on behalf of Westside Capital Group. Bridge Investment Group provided the five-year, floating rate loan.
