West Ridge Apartments Go Up for Sale

Essex Realty Group has listed 6431-6433 N. California Ave., a six-unit mixed-use property in Chicago’s West Ridge neighborhood. The asking price is $1,075,000. 

The property consists of four two-bedroom/1.5-bathroom units and two commercial spaces on the ground floor. The apartments have large layouts with separate dining rooms and oversized bedrooms. The additional half bath gives these units a competitive edge over others in the area. The two commercial spaces are both currently occupied and benefit from high-volume foot traffic. due to the building’s proximity to Devon and California avenues. 

“Having one and a half baths and full-size in-unit laundry sets these units apart from the standard rental inventory in the area,” said Essex director Abe Eilian, the broker heading the sale. “The remaining unrenovated unit also provides potential additional income by giving investors the opportunity to renovate and increase the rent by approximately 14%.”
