Wells Fargo Center in Downtown Duluth Hits the Market

One of downtown Duluth’s most recognizable office properties is officially for sale.

The 96,000-square-foot Class B building, anchored by Wells Fargo, is on the market, reported the Minneapolis/St. Paul Business Journal. Brian Brisky and Max Mantey, of Brisky Net Lease, a leasing and investment brokerage company, are marketing the property as an opportunity with a multitude of possibilities, including a traditional value add office or a variety of conversion possibilities.

The new ownership will also have the ability to rebrand the building if a new user occupies more square footage. Wells Fargo currently occupies about 16,000 square feet of space. The nine-story building, located at 230 W. Superior Street, is 63 percent leased, per the outlet.

Built in 1956 and renovated in 1972, the current owner is Inreit Properties, tied to Fargo, North Dakota-based Sterling Real Estate. The sale price is listed as negotiable, with an estimated market value of $4.7 million, as assessed in 2023, according to the Journal.
