Webinar Maps Out Where CRE Distress is Headed

For Argentic Services, the fall of 2023 was “probably our low point” in terms of special servicing workload, CEO Andrew Hundertmark said on a webinar moderated by Transwestern executive managing partner Steve Pumper. “Since then, it’s ramped up substantially, particularly over the first quarter of the year.” 

Fellow webinar panelist Jenna Unell, VP and senior managing director – special servicing at Greystone, told a similar story. “Year to date, by count, our numbers are double what we saw in all of 2023.” 

Hundertmark, Unell and the other experts gathered for the webinar, “Distressed Property Trends: What’s in Store for 2024/2025,” anticipated further growth in workout volume as the year continues. The panelists focused on where that activity is expected to come from, including a burgeoning strain of multifamily distress as floating-rate loans come due in a market with higher interest rates and rent growth projections that didn’t materialize.
