Waterton Acquires Low-Density Chino Hills Rental Community

Waterton, a national real estate investor and operator, has acquired Reserve at Chino Hills, a 482-unit rental community in Chino Hills, for an undisclosed sum. The 20-acre garden style community at 4200 Village Dr. comprises 46 residential buildings and a clubhouse. Chicago-based Waterton will execute a muti-tiered value add program to encompassing residences and amenity spaces.

“The Reserve at Chino Hills stands out for its central location, low density setting and rare combination of floorplan options, offering an attractive alternative to homeownership in Chino Hills,” said Kol Rath, VP of acquisitions at Waterton. “Our planned value-add program aims to enhance the overall resident experience and help meet rental demand in the area.”

Reserve at Chino Hills, built in 1987, is one of only a few apartment properties spanning 100-plus units to come to market in Chino Hills over the past decade, according to marketing materials from JLL. The firm’s Blake Rogers led the sale process.
