Walker & Dunlop Arranges Construction Loan for Chelmsford Industrial
Walker & Dunlop arranged a $19.2-million loan to facilitate the construction of 270 Billerica, a Class-A industrial development located at 270 Billerica Rd. in Chelmsford, MA. W&D’s New York Capital Markets team led by Aaron Appel, Keith Kurland, Jonathan Schwartz, Adam Schwartz, Michael Ianno and Stanley Cayre arranged the loan on behalf of client DH Property Holdings (DHPH) and identified the lender as Voya.
DHPH acquired the 270 Billerica property in June 2023 and plans to demolish the existing 102,786-square-foot office building to create 91,606 square feet of Class A industrial space. The 6.95-acre site will feature modern infrastructure, including 12 dock positions, one drive-in door, 181 parking spaces, 11 trailer positions, and a 32-foot clear height.
Located within a mile of both I-495 and Route 3, the property is just 35 minutes from downtown Boston, reportedly making it the only Class-A industrial development in northern Massachusetts with such connectivity.
