Hotel Abacus

Vintage Athens Hotel to be Razed, Student Housing on Way

Core Spaces is converting the site of Hotel Abacus, a 122-room inn built in the 1970’s into a midrise student housing development. The project is within a half mile of the University of Georgia. The venture could house over 1,200 students. The redevelopment is expected to cost over $150 million.

The Atlanta Business Journal reports Core Spaces would contribute $7.8 million to the county’s affordable housing trust fund, chip in $2.7 million toward sewer infrastructure upgrades and partially fund a public parking deck at Hoyt Street and North Avenue.

The project could break ground in March 2026 and deliver about two years later.

The developer recently delivered a 460-bed project along Mitchell Street known as The Hub Athens. Core Spaces is also replacing The Cheetah Lounge in Midtown Atlanta with housing for Georgia Tech students.
