
Village at Orange Trades for $85M
Holliday Fenoglio Fowler, L.P. (HFF) closed the $84.5-million sale of a 468,000-square-foot portion of The Village at Orange in Orange, CA. The Village at Orange is an 850,000-square-foot retail center that also includes a Sears and JCPenney store, which were not included in the deal.
Currently undergoing redevelopment, the roughly 61-acre site incorporates an indoor regional mall that’s partially being converted to open-air retail, as well as a smaller adjoining community center component. Tenants at the the 92%-leased center include Walmart, Trader Joe’s, Sprouts Farmers Market, Ross Dress for Less, Ulta, Home Goods, Party City and PetSmart.
HFF’s Bryan Ley, Gleb Lvovich and CJ Osbrink handled the transaction, on behalf of an undisclosed institutional seller to an unnamed institutional investor.
