Chiefland Regional Shopping Center

Vanguard Picks Up 140K-SF Levy County Retail Center

Vanguard Associates acquired the Chiefland Regional Shopping, a 140,664-square-foot shopping center in Chiefland, Florida. The property’s anchor tenants include Bealls, and shadow anchor tenants Tractor Supply and Winn Dixie (soon to be converted to ALDI). The seller was the John Ruggles Estate.

A Plaza Advisors team, led by Jim Michalak and Jeff Berkezchuk, represented the buyer in the transaction. Coldwell Banker Commercial M.M. Parrish Realtors represented the seller.

Originally developed in 1989, Chiefland Regional was 95.6% occupied at the time of sale and is situated directly across from a Walmart Supercenter. Other notable tenants include Rent-A-Center, Subway and Metro by T-Mobile. This marks the first time the shopping center has changed ownership since its original development.

Plaza Advisors Jim Michalak added, “We’re seeing an uptick in deal velocity across Florida, and we anticipate continued momentum throughout the remainder of 2025.”
