Valore Ventures Acquires Land for Chico’s First Chick-fil-A Location

Beverly Hills-based Valore Ventures has acquired a 1.5-acre development-ready parcel at 2018 Forest Ave. in Chico and signed a long-term ground lease with Chick‑fil‑A for its first location in the city. The site is located along one of Northern California’s fastest-growing retail corridors, between adjacent Target- and Walmart-anchored shopping centers. It also benefits from proximity to California State University, Chico.

“We look forward to partnering with Chick-fil-A to bring its signature hospitality and freshly prepared food concept to the Chico community,” said Kenny De Angelis, principal of Valore. “With continued population growth in the Sacramento Valley region and Chick-fil-A’s strong customer loyalty, we believe this project is positioned for long-term success.”

Chick-fil-A expects to break ground on its dual-lane drive-thru quick-service restaurant early next year. Plans call for a May 2026 opening date.

Blair Wheatley with Cushman & Wakefield and Geoff Mullen (formerly with CBRE) represented the seller. Mike Tohikian with Hot Spot Properties represented Valore.
