UTSW Med Center Selects Pegasus Park for 180K-SF Lease

Pegasus Park offers a location in Dallas’ new biotech hub for UT Southwestern Medical Center to bring together operations including technology development that support its expanding clinical care, education and research missions, says Marc A. Nivet, executive vice president at UT Southwestern. UT Southwestern medical center recently signed a 180,000-square-foot lease at J. Small Investments’ project.

UT Southwestern operations will occupy six floors at the Pegasus Park campus in the tower building. Pegasus Park is a 23-acre mixed-use ecosystem and office campus located at 3000 Pegasus Park Dr. The Pegasus Park campus currently consists of more than 750,000 square feet across multiple buildings including an 18-story office tower.

Originally constructed for Zale Corporation in 1970, it was bought by the former Mobil Oil Corporation in 1981. After being near-vacant for more than a decade, J. Small Investments purchased the campus in 2015 from ExxonMobil Oil Corporation. Construction is underway and scheduled to open in mid-2021.
