Urban Visions Secures $82M Refi for Seattle Office

HFF arranged $82 million refinancing for 200 Occidental, a 182,346-square-foot, Class A office building in Seattle’s Pioneer Square submarket. The 15-year fixed-rate loan was secured through Allianz Real Estate of America, Inc. on behalf of Seattle-based Urban Visions. The new loan replaces financing that HFF assisted the borrower with in 2016 at completion of construction.

The asset is an eight-story creative office building at the intersection of Occidental and Main, with 166,314 square feet of office space, 16,032 square feet of ground floor retail and 68 below grade parking spaces. Weyerhaeuser Company occupies the entire office portion as its corporate headquarters.

The LEED Platinum property features 26,000-square-foot floorplates, operable full-height windows, open floor plans, exposed concrete ceilings, bike stalls, locker rooms and an eighth-floor exterior deck with views of Elliott Bay, the Seattle harbor and skyline.

HFF’s Bruce Ganong, Gerry Rohm and Brandon Roth represented the borrower.

Dennis has also worked on communications and launch strategies for a number of consumer electronic, media and tech brands including SlingMedia, Channel Master, Deluxe Media Entertainment, BeIn Sports, EchoStar and Sprint. Dennis’s agency background included firms such as Off Madison Ave., Idea Hall and Macy + Associates. He has earned an outstanding reputation with organization leaders as a trusted advisor, strategic program implementer, consensus builder and exceptional collaborator.
