Uplands II Locks in Lease Ahead of Completion

The pace of office leasing activity in the Austin market continues to build, especially for newly delivered buildings. Case in point is the new lease on Drawbridge Realty’s three-story 124,080-square-foot second phase of Uplands Corporate Center at 5301 Southwest Pkwy.

Raleigh-based Kimley-Horn signed a lease for 19,601 square feet at Uplands II. The infrastructure design consultant will expand its Texas regional headquarters to the LEED/WELL/RESET-certified building later this year.

“Uplands II offers large floorplates with an abundance of natural light and we’ve invested significantly in the building’s sustainable features as well as technology such as high impact ‘smart’ glass to make this a prime location for companies seeking to prioritize the health, wellness and productivity of their employees,” said Chris Elmendorf, SVP of investments, Drawbridge Realty.

Matt Frizzell and Kevin Granger of Cushman & Wakefield represented Drawbridge Realty in the lease negotiations.

In addition to the building’s many technology and sustainability features, Uplands II sits on a 48-acre wooded campus with an outdoor lounge and is surrounded by trails. Drawbridge recently completed an expansion of the parking structure to create a 4.5/1,000 parking ratio.
