Under-Construction Mixed-Use Changes Hands in Sunset Park

Brown Harris Stevens agent Peter Grazioli arranged the sale of 816 58th St., a mixed-use property located in Brooklyn’s Sunset Park neighborhood, for $9,800,000. The buyer and seller were not disclosed.

The 90% completed, eight-story building with a cellar level and elevator is situated in an R6 General Residential District with a C1-3 commercial overlay. It features nine residential units with open layouts, large windows, outdoor spaces, and high-end finishes, along with two commercial spaces offering high visibility and foot traffic.

The property will be 28,901 gross square feet upon completion, including 16,568 square feet of commercial space. The cellar and ground floors will house approximately 10,637 square feet of retail, while the second and third floors will be occupied by 5,931 square feet of community use facility space. It’s located near an assortment of cafes and restaurants, and offers convenient access to the D, N, and R subway lines.
