UES Ground Lease Opportunity Comes Up for Sale

Avison Young’s tri-state investment sales group is marketing a long-term, triple-net ground lease opportunity at 403 East 65th St. on Manhattan’s Upper East Side. The team of Vincent Carrega, James Nelson, Neil Helman, Charles Kingsley and Daniel Tropp seeks a developer or user looking to build a notable residential or community facility property at the site.

The property is zoned for up to 40,368 square feet for residential use, or 51,469 square feet with a community facility space. “This is a prime opportunity for an end-user or developer to add immense value to a well-located property with significant frontage along East 65th Street,” Carrega said.

Aside from being located near several cultural institutions, the property is also well-positioned to capture the growth of several key future economic drivers in close proximity, including nearby medical expansions and the Cornell Tech Campus on Roosevelt Island.
