Tyson Foods Puts West Loop Offices on Sublease Market

Tyson Foods, which is moving about 500 jobs out of Chicago and suburban Downers Grove, IL, has listed its entire 233,000-square-foot office building at 400 S. Jefferson St. for sublease, according to a marketing flyer from Newmark. The listing for the four-story West Loop building becomes the second-largest downtown Chicago sublease offering, behind only Groupon’s nearly 291,000-square-foot listing at its 600 W. Chicago Ave. Headquarters. 

Crain’s Chicago Business reported that Newmark is marketing Tyson’s West Loop offices as “commuter-worthy real estate,” a nod to the challenge many companies now face getting employees to work in person on a regular basis. Vice chairman Bob Chodos said that while Tyson would prefer to find a single user for the entire space, the floors are divisible. 

Not including Tyson’s new listing, there were more than 6.7 million square feet of offices available for sublease to start 2023, according to CBRE data.
