Trio of Leases Occurs at Highlands Tower

Three leases totaling 12,886 square feet will kick off the next set of upgrades to Highlands Tower, a 73,451-square-foot, Class A office building in Arlington, TX. Building owner When Opportunity Knocks LLC, operated by SkyWalker Property Partners, inked a new deal with Texas Title, a renewal with BBVA Compass Bank and an expansion for Pioneer Realty Capital.

Renee Efimoff with SCM Real Estate Services, and SkyWalker Property’s Tim Kaiser represented the ownership in negotiations with Texas Title and Pioneer Realty Capital. Representing Compass Bank were Rich Flaten and Jenna Gilbert of CBRE.

The owner acquired the property in 2016 and so far has invested $500,000 in capital improvements into the 1980s building at 701 Highlander Blvd. Current occupancy is 74%, up from 44% when the property was acquired.

“We knew early on that major renovations were needed,” Efimoff said. “Our leasing activity has picked up significantly. Several new prospects are in active negotiations for office space in this well-located and freshly-renovated project.”
