TriArc Snags 112-Unit Smart Living at Stuebner Airline

TriArc Properties succeeded in acquiring Smart Living at Stuebner Airline, a 112-unit apartment complex in north Houston. The Spring, TX-based buyer bought the property from a Houston-based limited partnership, with help from acquisition financing arranged by HFF’s Cortney Cole. Rhonda Sands with Veritex Community Bank secured the five-year, floating-rate loan, which has three years of interest-only payments.

HFF previously assisted TriArc in fall 2018 with its acquisition of 4 eighty West Parker, situated south of Smart Living at Stuebner Airline. “We have been operating in this submarket for the past two years with great success, which is why we decided to expand our presence here with the acquisition of this property,” said TrArc’s Joseph Bramante.

Smart Living at Stuebner Airline delivered on 4.4 acres at 7020 Stuebner Airline Rd. in 2015; the unit mix includes one and two bedrooms. On-site amenities include a business center and clubhouse, courtyard, gym and outdoor seating areas.
