Trez Forman Provides $11M Loan for Adaptive Reuse Project in Birmingham

Florida-based commercial bridge lender Trez Forman Capital has provided an $11.2 million loan to finance the redevelopment of 2209-2215 1st Ave. N. in downtown Birmingham. The adaptive reuse project will include a four-story condominium building and 14,170 square feet of retail and restaurant space.

The project, which is named Mercantile on Morris, will include a total of 47 condominium units ranging from 289-square-foot micro units to 994-square-foot two-bedroom units. Prices will range from $99,000 to $329,900 per unit.

Brett Forman and Russ Holland of Trez Forman arranged the financing on behalf of the borrower, an Alabama-based developer. Terms of the loan, which closed on August 6, were not disclosed.
