Transwestern Sells NJ 311K-SF Build-to-Suit Industrial Project

Transwestern Development Company (TDC) has sold a 311,040-square-foot industrial property at 3091 Route 22 in Branchburg, New Jersey. Terms of the sale were not disclosed. Avison Young represented TDC in the sale to Abaline Supply Company, which will own and occupy the 25.56-acre property as its new headquarters and manufacturing operation. CBRE’s Randy Egin represented Abaline Supply Company in the transaction.

“We are pleased to deliver another successful build-to-suit project, and to help Abaline Supply Company create sustainable value as an owner-occupier,” said TDC Regional Partner Brian Banaszynski.

The building features 42 dock doors, 40-foot ceilings, 29 truck trailer stalls, and a solar-ready roof. Located on U.S. Highway 22, the location provides direct access to the NJ Turnpike and toll-free access to Port Newark and Port Elizabeth.

Currently, TDC has 25 industrial projects totaling 14.2 million square feet in pre-development, under construction, lease-up, or in stabilization across the country. The company has completed more than 14 million square feet of projects throughout the United States in the last four years.
