Transwestern Brokering Sale of 395-Unit Baltimore County MF

Transwestern Real Estate Services’ Mid-Atlantic Multifamily Group has been retained to sell Meadow Lane Apartments, a 395-unit property at 4431 Alan Drive in Baltimore. Transwestern’s Dean Sigmon, Robin Williams and Michael D’Amelio are marketing the sale of the garden-style asset on behalf of its third-generation owner and manager.

Meadow Lane is adjacent to the Wilkens Avenue exit 12E from I-695 in Catonsville and just one exit from I-95. The property offers access to major roadways throughout Baltimore, as well as Inner Harbor, Harbor East, the Orioles and Ravens stadiums, nearby BWI Airport, Columbia, MD and neighboring Washington, D.C., only 35 minutes away.

According to Transwestern research, the Southwest Baltimore County submarket reported effective rent growth of 2.7% for the 12 months ending December 2024. The submarket’s vacancy rate, at 5.1%, remains among the lowest in the Baltimore region.

“In-place leased rents are $300 below market on month-to-month terms with low turnover, and most units are in original condition, offering significant upside through strategic property improvements and repositioning,” Sigmon said.
