Trammell Crow-Led Team Starts Work on Charlotte Warehouse Project

Trammell Crow Company (TCC) has broken ground on Caldwell Commerce Center, a two-building, 233,335-square-foot speculative industrial development in Charlotte, North Carolina. Delivery is expected by July 2027. TCC’s joint venture partner in the development is a consortium of investors led by CBRE Japan and including Mitsubishi Logistics Corporation.

Located on 24 acres at 6122 & 6125 Caldwell Park Drive, Caldwell Commerce Center includes two rear-load buildings measuring 106,175 square feet and 127,160 square feet. Each building will feature 32-foot clear heights and build-to-suit office space. The project’s infill location also offers quick access to Interstate 485, I-85, and one of the region’s strongest labor markets.

CBRE’s Bryan Crutcher and Alek Salfia are the leasing agents for Caldwell Commerce Center. Key project partners include Landmark Builders (general contractor), Seamon Whiteside (civil engineer), and 9G Studio (architect). Legacy Real Estate Advisors represented the seller of the land.
