Trammell Crow Ft. Bend Co 1.35M SF project

Trammell Crow-Led JV Starts Work on 1.35M-SF Industrial Park

Commercial real estate developer Trammell Crow, with joint venture partner Daiwa House Texas, recently broke ground on Blue Ridge Commerce Center, a five-building industrial park in Fort Bend County.

The project, which covers 92 acres, will be completed in the summer of 2025 and will create over 1.35 million square feet of Class A industrial space.

Trammell Crow’s George Farish added,“ Houston’s southwest submarket is one of the fastest growing industrial submarkets in the region and was less than five percent vacant as of the second quarter of 2024.”

The five buildings Blue Ridge Commerce Center will feature are:

  • a 257,001-square-foot cross-dock facility with a 36’ clear height
  • a 157,626-square-foot front-load facility with a 32’ clear height and roof-mounted solar panels
  • a 153,928-square-foot rear-load facility with a 28’ clear height
  • a 351,055-square-foot cross-dock facility with a 36’ clear height
  • a 431,017-square-foot cross-dock facility with a 36′ clear height

The buildings, located at the corner of Fort Bend Parkway and McHard Road, are for sale or lease.
