Trammell Crow Launches 1.5M-SF Spec

Trammell Crow Co.’s Newport Beach, CA-based team initiated construction on Columbia Business Park, a Class A, 1.5-million-square-foot speculative industrial project in Riverside, CA. The firm was selected as the master developer for the 72-acre project by Washington Capital Management Inc., which is advising property owner, Operating Engineers Pension Trust, Local 12.

“The site is strategically located in an increasingly land-constrained market,” said Trammell Crow’s Tom Bak. “We will provide a world-class industrial product, designed for users with complex needs, such as e-commerce and logistics firms.”

Construction of the three-building industrial park in the Hunter Park industrial corridor is phased for flexibility. The first phase includes a one-million-square-foot distribution center on 46 acres, as well as grading, site work, and design of a 371,229-square-foot distribution center on 19 acres.

The second phase includes development of a seven-acre parcel, slated for either additional parking, trailer storage, or an 86,853-square-foot building.
