Trammell Crow Kicks Off Charlotte Foundry Redevelopment Project

Trammell Crow Co. pulled its first permit for a Charlotte mixed-use project featuring apartments, a hotel, office and retail at the former Charlotte Pipe and Foundry site.

The Charlotte Business Journal reports that first up for the Iron District is a six-story, 278-unit apartment building with a parking structure and 24,333 square feet of retail space. Phase one is expected to include up to 500 residential units, 150,000 square feet of Class A office space and 100,000 square feet of retail space. That will include repurposing two existing buildings.

Development partners include architecture firm LandDesign and S9 Architecture. The project’s office portion will be marketed and leased by Trinity Partners’ Rhea Greene and John Hannon. The retail portion will be marketed and leased by CBRE’s Charlie Coyne and Kaitlyn Fitch as well as Foundry Commercial’s Keely Hines and Rhett Batanides.

The overall project could bring as much as 7.75 million square feet of residential, office, retail, restaurants and parking to the site. Buildout is expected to take up to 25 years.
