Trammell Crow Inks 378K-SF Deal with Hydroponics Firm

A partnership between Trammell Crow Company and a fund advised by Principal Real Estate Investors, LLC. signed a long-term lease with Hawthorne Hydroponics, LLC at the newly developed Blue Lake Corporate Park in Gresham. The 378,000-square-foot transaction is recognized as the largest industrial lease inked in the Portland Metro market so far in 2020.

Trammell Crow’s Steve Sieber says, “We designed Blue Lake Corporate Park with top-of-market features that would appeal and suit a variety of warehouse users, while also selecting an ideal location in Portland’s highest velocity market.”

The project is Airport Way’s newest Class A industrial development and consists of two buildings totaling 463,500 square feet on a 41-acre site at 19700-19790 NE Riverside Pkwy. The speculative project delivered in May. Hawthorne Hydroponics leased all of Building B and will serve as the anchor tenant.

Cushman & Wakefield’s Brad Carnese, Aaron Watt and Keegan Clay represented the landlord. CBRE’s Stuart Skaug represented the tenant.
