Trammell Crow Company to Bring Affordable Housing, Commercial Facilities to Brighton

The Boston office of Trammell Crow Company, a global commercial real estate developer, in partnership with affordable housing non-profit developer The Community Builders, is redeveloping seven acres along Soldiers Field Road in Brighton, MA.

The dual-phase redevelopment will cover two nearly adjacent parcels and will include the construction of 200 units of deeply affordable housing averaging 60% AMI, as well as three Class A commercial facilities that will include 771,000 square feet of life science, office and retail space.

The first phase of redevelopment will occur on the sites located at 1600 Solders Field Road and 15 Soldiers Field Place. Upon completion of the infrastructure required to support the residential buildings, Trammell Crow Company will donate the land upon which The Community Builders will develop the residential structure.

The construction of the first residential building will be delivered as part of phase one, providing 100 units of affordable housing with approximately 65% two and three-bedroom family units. Adjacent to the first residential building will be two commercial buildings, totaling 153,000 and 388,000 square feet, respectively, that will deliver a mix of life science, office and ground-floor retail space.

The second phase of redevelopment will include a second affordable housing residential building with 100 units, and the third and final commercial building at 1800 and 1850 Soldiers Field Road, respectively. Overall, the 200 affordable units in this project will nearly double the number Boston’s Inclusionary Development Policy units provided in the area.

“With this project, we believe there is a tremendous opportunity to address the need for affordable housing in Boston, enhance access to the Charles River and deliver a best-in-class commercial product that will help sustain Boston’s position as the premier life science market in the country,” said Sam Schaefer, principal with Trammel Crow Company Boston. “Our goal is to work closely with the City of Boston, the Boston Planning & Development Agency, and the local community to advance a shared vision to develop a mixed-use project that activates this area and delivers much-needed affordable housing to the neighborhood’s hardworking families.”
