TPG Finalizes 300K-SF Lease at Tishman Speyer’s The Spiral

Private equity firm TPG has finalized a lease for more than 300,000 square feet at Tishman Speyer’s The Spiral, Colliers said in a third-quarter Manhattan office report. The new 301,276-square-foot lease at 66 Hudson Blvd. capped a busy October for Manhattan office leasing, a month that also saw Bloomberg LP expand and extend its 919 Third Ave. lease and Blue Owl Capital upsize at 375 Park Ave.

Lease terms were not available, and it’s not yet known whether TPG was represented by brokers in leasing negotiations. Tishman Speyer is represented at the 1.2-million-square-foot office property on Manhattan’s Far West Side by the in-house team of Greg Conen and Sam Brodsky.

Bloomberg News first reported in late July that TPG and Tishman Speyer were in talks for space ranging from 200,000 to 300,000 square feet. The Spiral, which opened in 2023, is the global headquarters of Pfizer.
