Top-Performing Dairy Queen Store Has New Ownership

Marcus & Millichap closed the sale of a Dairy Queen store in Middleboro, MA. The property sold for $4.2 million.

“This was an exceptionally strong asset, both from a real estate and operating business perspective,” said Tyler Murphy, associate investments in Marcus & Millichap’s Boston office. “The store ranks as the second-highest-grossing ‘Treat Only’ Dairy Queen franchise in the United States and is the most visited Dairy Queen location in Massachusetts by annual foot traffic. Those performance metrics generated significant interest from investors and owner-operators and drove pricing to one of the highest sale prices ever for a Dairy Queen on record.”

Murphy marketed the property on behalf of the seller and procured the buyer. The transaction included both the real estate and the operating business.

Located at 7 E. Grove St., the 1,880-square-foot freestanding building features a double-lane drive-thru and 29 parking spaces, supporting high-volume throughput and operational efficiency.
