$245M Construction Financing for New US Citizenship Immigration HQ
Washington, DC-area developer One Town Center, LLC, obtained more than $245 million in financing to develop the new national headquarters for the U.S. Citizenship and Immigration Services in Prince George’s County, MD. Construction plans encompass a 575,000-square-foot facility on One Capital Gateway Drive in Camp Springs leased by the GSA for the branch of the Department of Homeland Security.
The borrower will also build a shopping center and restaurant on a nearby land parcel to provide dining options for roughly 3,700 GSA employees, as well as residents in adjacent apartments.
Katten’s Ken Lore, Julia Schmidt, Harold Levy, Gregory Pierce, Patrick Filice, Adam Stoddard and Jeff Friedman represented the developer, an affiliate of the Peter N.G. Schwartz Management Company, in arranging the financing via Federal Funding Group, LLC. Post-closing the loan will be transferred to USCIS Lease Finance Trust. Prince George’s County is providing $29 million in development incentives for the project.
