TMG Proposes 760K-SF Office Tower in Oakland
TMG Partners submitted a pre-application to develop a full city block at the intersection of Grand Avenue and Telegraph Avenue in Oakland. The proposed 2201 Valley development envisions a 760,000-square-foot office building with roughly 10,000 square feet of ground floor retail and arts spaces.
The development’s approval process is expected to run through 2018. The site is bounded by Telegraph Avenue, Valley Street, West Grand Avenue, and 22nd Street. 2201 Valley is designed to achieve a LEED Gold designation.
TMG’s Michael Covarrubias says, “2201 Valley gives us the opportunity to balance out the Bay Area’s traditional regional job centers, and to further add to Oakland’s distinctive identity as the center of dynamism and diversity. The Oakland native notes large open floors, high-ceilings, and column-free creative work spaces craved by growing companies will require engineering to span the BART tunnel that runs beneath the site.
