TMG JV Plans 1M-SF Downtown San Jose Office Development
A joint venture between San Francisco-based TMG Partners and San Jose-based Valley Oak Partners, LLC submitted plans to develop more than one million square feet of office space near the Diridon Station in downtown San Jose. The submittal follows San Jose City Council’s approval last month of the site’s re-zoning from Light and Heavy Industrial to Transit Employment Center (TEC).
The nearly 5.5-acre site, identified as 440 West Julian St., is located within the Diridon Station Area Plan. It is partially occupied by industrial buildings and parking lots with 287 total spaces. The proposed TMG-Valley Oak project includes three buildings sized at 499,000 square feet, 367,000 square feet and 157,000 square feet.
The surrounding area is experiencing rapid changes, as Google has begun amassing properties with plans to create a transit-oriented village consisting of six to eight million square feet of offices.
