TLC Adds to Apartment Portfolio with St. Charles Buy

Prairie Winds of St. Charles, a 250-home, luxury townhome-style apartment community in St. Charles, IL, has changed hands. HFF, which marketed the property on behalf of Executive Capital Corporation, did not disclose the sales price to TLC Management Co. Crain’s Chicago Business reported it as $71 million.

The HFF investment advisory team included managing directors Sean Fogarty and Marty O’Connell, senior director Wick Kirby, director Kevin Girard and analyst Kyle Butler.

Completed in 2018, the property is approximately 40 miles west of downtown Chicago. Floor plans comprise a mix of one, two and three-bedroom townhome-style units averaging 1,254 square feet.

Headquartered in Chicago, TLC Management owns and operates a portfolio comprising about 5,250 apartments. They’re located primarily on the city’s North and South Sides, although the company now has a portfolio of 11 suburban properties.
