Tishman Speyer Sells SoHo Offices to Shorenstein

Tishman Speyer has sold 148 Lafayette St., a fully leased, 12-story, Class A boutique office building in Manhattan’s SoHo neighborhood, for $132.5 million to Shorenstein Properties. Marking its first U.S. office acquisition since 2021, Tishman Speyer acquired 148 Lafayette for $105.5 million just 17 months earlier.

“We acquired 148 Lafayette with a clear plan and executed it ahead of schedule, generating an attractive return for our investors,” said Tishman Speyer Senior Managing Director Chris Shehadeh. “This successful outcome reaffirms our conviction in the continued demand for premier office assets in prime Manhattan neighborhoods to both companies seeking exceptional work environments and institutional investors targeting high-quality real estate.”

Tishman Speyer was represented in the transaction by Adam Spies and Avery Silverstein of Newmark. Built in 1913 and renovated in 2017, 148 Lafayette is within short walking distance of seven subway lines, SoHo’s wide range of luxury residences and shopping, dining, educational and cultural venues.
